BusinessCloud can reveal its PropTech 50 innovation ranking for 2026.
Readers of the online technology publication and an expert judging panel have together decided the 50 companies blazing a technology trail in the property sector.
The PropTech 50 celebrates businesses of all sizes creating original tech for real estate, construction, the built environment and building management.
Manchester-based Street Group, the PropTech company behind Street.co.uk and Spectre – helping agents work smarter, win more instructions and deliver exceptional client experiences – tops the ranking.
In second is another Manchester firm, Housr, which helps students in the UK and US to find housing, split bills and gain access to perks.
Colchester-headquartered Cloud is third with its smart facilities management platform and solutions which keep its clients’ buildings running smoothly, safely and efficiently.
In fourth is London firm fu3e. an AI-powered real estate software platform for funds, owners, developers and consultants, followed by Manchester’s Helpthemove, which automates change of tenancy notifications to councils, water companies and energy suppliers.
Also making the top 10 are Plentific (London), Chameleon Technology (Harrogate), Locale (Oxford), Property Sense (Stockport) and Glider (Blackburn).
Also featuring are:
• GAME FM – an innovative startup with the mantra Go A Mile Extra to make security, cleaning, concierge and facilities management, supremely well planned;
• Spacebly – created to get rid of the broker or agent fee baked into companies’ rental agreement for their serviced/ flexible office space – and which they unknowingly pay every single month;
• Viewber – a field services platform that enables businesses to put a trusted person at a property or physical location – at short notice and at scale – without the cost and complexity of employing their own national field workforce;
• The Depositary – a PropTech SaaS platform that digitises and streamlines the residential end-of-tenancy process for letting agents, landlords and tenants;
• LettingaProperty.com – which helps landlords save time, cut costs and secure guaranteed rent with expert support and smart online tools;

BusinessCloud called on its readers to vote for companies from the 130-strong shortlist. A combination of these votes and choices from an expert judging panel determined the top 50.
