The Depositary is a proptech SaaS platform that digitises and streamlines the residential end-of-tenancy process for letting agents, landlords and tenants. It was founded in 2016 by Kristjan Byfield and An Deckers, two experienced letting agents who built it from first-hand knowledge of the industry’s pain points. The platform replaces slow, manual deposit negotiations with a transparent, structured workflow, cutting agents’ administrative workload by up to 90% and getting deposits back to tenants and landlords significantly faster.
The Depositary has recently launched AI functionality that helps agents build proposed deductions and respond to tenant counter-responses. Drawing on check-out reports and tenancy data, these tools help agents produce fair, well-evidenced proposals in a fraction of the time, reduce back-and-forth and keep cases moving towards agreement rather than dispute.
The platform integrates with leading inventory providers, CRMs and utility management solutions, so it fits into existing agency workflows. Clients consistently highlight the time it saves, the clearer communication with all parties, and the reduction in conflict at what is often the most contentious stage of a tenancy.

Its customer-first approach has earned it wide industry recognition. Most recently it won Gold for Supplier of the Year (Apps) at The Negotiator Awards 2025, having previously won the same category in 2022, along with Best Innovation and Best EA Supplier at the EA Masters 2023.
The Depositary’s mission is to set the digital standard for tenancy conclusions across the UK. It aims to cut agency admin by more than 95% and speed up deposit refunds by at least 57%, so that tenants and landlords receive their funds in nine days or fewer, compared with the current open-market average of 21 days. Trusted by agencies of every size, from independents to large multi-branch operators, it has become an essential part of the modern lettings toolkit.
