Bruntwood SciTech is set to expand one of Leeds’ innovation hubs with the redevelopment of 100 Wellington Street, which will be reborn as 3 West Village.

The building will be integrated into the wider West Village campus, Bruntwood SciTech’s £20m innovation-led development launched in September 2024. 

Once complete, it will offer 44,500 sq ft of flexible, design-led workspace aimed at creative, digital and innovation-focused businesses, with 17,000 sq ft still available to let.

The area has already attracted global names including InsurTech QBE and Australian FinTech PEXA. 

Bruntwood SciTech – a joint venture between Bruntwood, Legal & General and Greater Manchester Pension Fund – said the next phase underlines its commitment to Leeds and its role in supporting the city’s tech and innovation economy.

Customers will gain full access to the wider West Village amenities, including RESET Leeds, as well as Second City Coffee, large breakout and meeting spaces, premium showers and changing facilities, and what Bruntwood SciTech describes as the largest secure cycle storage facility in Leeds. 

Companies moving into 3 West Village will also plug into Bruntwood SciTech’s UK-wide network of more than 1,100 innovation-led businesses across 11 campuses and 31 city centre hubs.
