Major refurbishment works have now been completed at Manchester City Centre’s historic King’s House.
It marks the delivery of a £13 million investment that has created 36,000 sq ft of design-led workspace tailored to support Manchester’s growing community of innovation-led businesses.
The scheme, located on King Street West in the heart of Manchester’s St Mary’s Parsonage district, has been delivered by Bruntwood SciTech, a joint venture between Bruntwood, L&G and Greater Manchester Pension Fund.
Designed to support teams of 10 to 60 people, the available suites range from 1,777 sq ft, with one standout suite extending to 6,115 sq ft, a rare opportunity for customers to create a fully bespoke fit out.
All other suites are fully furnished, complete with kitchens, meeting rooms, project spaces, phone booths, breakout areas and integrated power.
A 2,789 sq ft suite on the ground floor also benefits from its own dedicated entrance, providing a self-contained workspace for around 30 people, and offering added privacy, prominence and flexibility within the building.
To mark the launch, Bruntwood SciTech will host an open day at King’s House on 18th September, inviting existing and prospective customers to experience the space first hand and learn more about the opportunity to join Manchester’s most exciting workspace community for scaling businesses (to register your interest and secure a place at the open day, click here).
Interest in the building has been driven by strong early demand from businesses drawn to its combination of heritage design and access to Bruntwood SciTech’s UK-wide innovation network. Among the first to sign up is tech-driven legal finance company Nera Capital, attracted by the opportunity to join a 1,100-strong community of tech and science businesses across 31 city centre hubs and 11 science and technology campuses.
Businesses also benefit from Bruntwood SciTech’s specialist growth support services, offering direct access to funding, talent, markets, and a network of academic, clinical and public sector partners.
The King’s House redevelopment is part of Bruntwood SciTech’s wider ongoing £243m programme of investment across Manchester city centre, which includes the refurbishment and delivery of innovation-led workspaces at Thread Works, No.3 Circle Square, and the landmark Pall Mall.

Josh Hancock, associate commercial director at Bruntwood SciTech, said: “King’s House is a perfect example of how we’re redefining what heritage workspace can be. We’ve taken one of Manchester’s most characterful buildings and created a future-proof home for the city’s next generation of innovators, blending thoughtful design, flexibility, and sustainability with unrivalled connectivity and amenity.
“With demand for connected, high-quality workspace continuing to grow, we’ve created a space that removes barriers to scaling, offering ambitious, forward-thinking companies a fully fitted, future-ready home in one of the city’s most exciting growth areas. We’re already seeing strong demand and are excited to welcome new customers into the space. The upcoming open day is a fantastic opportunity for businesses to experience it first hand, and we can’t wait to open the doors and showcase what makes King’s House so special.”
King’s House was designed by EPR Architects, with Amspec as principal contractor. OBI and Knight Frank are the appointed agents.
